Guide to conveyancing
Conveyancing is the act of transferring ownership of land. Over time many rights and obligations may be created in relation to it. They may not be evident such as rights of way over a path or shared driveway. It is also possible that the public may have a right of way across some area of land or your neighbour may have the right to dig up drains on your land. Other problems may include inheriting the land, has the documentation been updated and is it correct ?
Many other problems may arise and it is the process of transferring ownership from one person to another and investigating and resolving all issues that is conveyancing. The solicitor or specialised conveyancer is employed to make the ownership transfer and safe guard their clients interests.
At various stages of buying or selling a property the conveyancing will deal with local searches, preliminary enquiries aimed at the seller, transferring funds, arranging transfers of deeds, arranging completion and other legal matters involved in the transferring of ownership of land.
Your conveyancer will provide you with documentation relation to local authority searches, environmental searches, planning details during the sale or purchase procedure.
